All invoices are paid directly by the client, which in turn provides full transparency of costs, unlike a fixed builder/client contract where the builder adds margin to the material and labour costs of the build and on-charges these to the client.
High-End Architectural homes tend to attract exorbitant builder margins to suit. Aricon is structured a little differently, we charge an agreed value before the project takes its place. This value has been proven to be at least half of what a High-End builder’s margin are, saving our clients a significant amount of money from day one.
In addition to this, we provide a full review of the architectural and engineering designs from the initial design phase right through to the completion of the project, making the consultants accountable every step of the way to ensure that the most cost-effective build for our client is made possible. This process is typically conducted by Builder’s internally once they have secured their contract and they keep the savings for themselves.
As our contractors design and construct their home, like with many bespoke products, there are changes along the journey. With Aricon these changes are negotiated with all sub-contractors to ensure that the best possible value for our clients is maintained, always ensuring full transparency of timing and associated costs. High-End Builder’s will add hefty margins for any variations, big or small during the build process and on-charge their clients.
Aricon has a proven track record of achieving the most time efficient builds possible, ensuring progress is made even when our clients or consultants are finalising details in the background. In restrictive contracts with High-End builders, the job will not progress until the builder has every selection and detail signed off, leading to long delays and the project stagnating even when other elements of construction could be progressing.
